Olde Towne Nipomo Association has renovated Tefft Street west of highway 101 and Thompson Rd. Thompson was the original highway through Nipomo before the 101 Freeway was built. There is now a stoplight signal at the corner of Jockos restaurant, (Tefft and Thompson) which is the only stop between the Santa Maria Bridge and the Los Berros interchange. There are now center turn lanes, angled parking, sidewalks, utilities underground, street lights, parking lots, pedestrian friendly open spaces, and local business and specialty shops. Creating a friendly hometown feeling and shopping experience. This project is partially completed. Businesses and store fronts are underway negotiating the commercial parcels and will include; restaurants, medical, backery....

Vons Center, located on Tefft Street between Mary and Highway 101. Vons Grocery store is the anchor with several smaller retail stores that include a Vons gas station, mini-mart, Subway, Central Pole Ice Cream, Los Padres Bank, Coast Hills Credit Union, Carls Junior is the fast food restaurant located to the front of the property visable from the 101 freeway.


Longs Drug Store Center, located on Tefft Street west of highway 101 across from the Vons Center. Longs Drug Store is the anchor with several other smaller retail businesses ACE Hardware, Taco Bell, a Sushi Bar, Winsor Properties, Donut Shop, and financial advisor. Taco Bell in the fast food anchor towards the front on the property visible from the 101 interchange.


La Placita Plaza, located on the corner of Division and Orchard. This development is focused on becoming more of a neighborhood center than competition for the Vons and Longs centers. The Plaza includes an 8,700 square foot La Placita Market, The Cowgirl Cafe, 50’s motif, a barber shop, beauty salon, a small Mexican restaurant, tanning salon and spa, auto parts store, womans and childresn clothing, Chiropractors office, and Nipomo’s first self service car wash.


The Woodlands Project consists of 957 acres. 6 Golf Courses are planned with some being private courses for members only and a few public.
Residential = 235 acres of 1320 housing units to be built by Trilogy homes in various sizes, Commercial = 9 acres of retail in a center village and 18 acres of resort hotel, Business = 22 acres of business park, and Parks & Open Space will consist of 587 acres.



"The Nipomo Commons", King Ventures includes 190,000 square feet of development at South Frontage and Division roads. It would consist of three fast food pads, a bed and breakfast, 40 apartments, office space, a pedestrian-oriented plaza and two anchor stores. Developers hope to pull in a recreational user such as a bowling alley or theater.

It was also provide a new location for the Southbound 101 Freeway onramp. Relocating it from it's present location on Tefft Street and accessing it would be routed through the new proposed Mary Street which will wind around between Longs Drug store and the current Pacos Mexican restaurant over to Hill street and then towards South frontage. Plans for completeion? The start of the project is supposedly underway, but no physical evidence yet! I here they are now securing leases for the retail and office professional spaces.


Lucia Mar Unified School District has built a new high school, Nipomo High School. The home of the "Titans" This beautiful new campus is a rival to most colleges. With a roomy new Gym, showers, locker rooms, sports field, swimming pool, drama theater, library, music buildings, Ag shops, Administration offices, Chemistry, and Bio labs, and outfitting most classrooms are several hundred brand new computers. My first tour when it was just about to open, was an awesome feeling for me as I attended all of the grade schools in Nipomo and then we were shipped off to the Valley Road Campus at the Arroyo Grande High School. There wasn't enough kid population back then to justify a highschool here. We used to joke about "Nipomo High' someday! Excellent job on this upscale, technical, and well thought out plan for our community and kids!

Lucia Mar is planning two new elementary schhols located at Via Alta Mesa Road, and another on Willow Road.


A huge development is on the plans for the conversion of approximately 200 Acres just North of the Tefft Street interchange. The "Canada Property" as it's know has plans for a second interchange to accomodate the heavy traffic flow not experienced due to the new highschool and the added commercial services and or course increased population. This new interchange will also be used for a more direct route to the thousand plus homs that will eventually be built at the new Woodlands project. (See info above)


The 200 acres will include highway commercial services, (gas stations, minimart, fast food, etc..), retail, office and professional, light industrial, residential single family homes, homes on 1 acre, to 5 acres, and open space, parks, riding trails, etc.....This project is still in approval stages and probally begin once Cal-Trans and the San Luis Obispo County get enough funds to commence with the new interchange. 2010???
